Asbestos Surveys and Sampling in Yorkshire

If you’re concerned about the presence of asbestos in your property, an asbestos survey is the first crucial step to ensure the safety of everyone involved.

The survey will identify any materials containing asbestos and assess their condition, helping you make informed decisions to keep your property safe.

We don’t recommend DIY asbestos kits

Self-sampling asbestos kits seem like an easy solution, but we don’t recommend them – they’re not safe or accurate.

Proper identification of asbestos requires expert knowledge and specialised equipment to ensure that samples are correctly handled and analysed.

Incorrect sampling or handling of asbestos can lead to contamination or even expose you to harmful asbestos fibers.

That’s why we prefer to refer all of our clients to Ian Bamforth, manager and owner of ITD Yorkshire Ltd, a company that specialises in asbestos surveys and sampling.

When do you need an asbestos survey?

  • Before renovations or demolition
  • For property purchases
  • If you suspect asbestos

If your property contains materials that may have asbestos, it’s vital to get an expert survey to confirm the presence of the material and evaluate its condition.

Types of asbestos surveys

Management Survey

Designed to assess the presence of asbestos-containing materials in a building and monitor its condition.

It helps you manage and monitor any asbestos in your property to prevent exposure. If asbestos is found, the survey report will include recommendations on how to safely manage or remove it.

Refurbishment & Demolition Survey

A more in-depth survey that’s required before any major renovations or demolition work.

It involves a thorough inspection of a building to identify all asbestos-containing materials that may be disturbed during the work.

What’s involved?

Visual inspection

Ian will review all accessible areas, such as walls, ceilings, and flooring, to look for any potential asbestos-containing materials.

Asbestos can be found in:

  • Insulation
  • Ceiling and floor tiles
  • Roof materials
  • Cement products
  • Spray coatings
  • Ducting

Each of these materials may be found in different areas of your property, from the basement to the loft, and must be checked thoroughly to ensure the safety of the building’s occupants.

Asbestos sampling

A sample will be taken of the suspected asbestos, which is then sent to a laboratory for testing to confirm whether asbestos is present.

The process involves:

  1. Wearing proper safety equipment to prevent exposure during the process.
  2. Careful extraction from the material without disturbing the surrounding area.
  3. The sample is safely sealed and transported to the lab for analysis.
  4. The lab will examine the sample using specialised techniques to determine if asbestos is present.

Reporting

After your asbestos survey and sampling results come back, you will receive a detailed report outlining the results.

The report will include:

  • The location and type of asbestos-containing materials found
  • The condition of the asbestos and whether it poses a risk to health
  • Recommendations on how to manage or remove the asbestos (if necessary)

If asbestos is found in your property and needs to be removed, we can help.
