Project Overview
The project included the safe removal of asbestos sheeting, replacement of rotten timbers, and structural restoration.
The roof was upgraded with custom anti-condensation castellated sheets for improved durability, while a rotten timber lintel was replaced with a reclaimed stone lintel to preserve the building’s traditional look.
Surrounding stonework was rebuilt, and bespoke stable doors were crafted and installed to complete the restoration.


The Challenge
One of the key challenges of this project was addressing the extent of contamination from delaminating asbestos-containing concrete roof sheets. Asbestos removal required careful handling and strict compliance with regulations to ensure safety for both workers and future occupants.
Site constraints also played a role, as the farm’s remote location made logistics more complex. Additionally, Whitby’s notoriously cold and unpredictable weather presented another challenge, requiring careful planning to ensure work could proceed efficiently despite harsh conditions.
Health and safety were a top priority throughout the project. All staff involved were fully trained in asbestos handling, and every aspect of the work was carried out in accordance with current safety regulations.
The Solution
A thorough site survey and risk assessment were conducted before work commenced, ensuring that all potential hazards were identified and managed effectively.
For the removal strategy, asbestos sheets were carefully taken down and safely stored in an on-site asbestos skip, which was arranged in collaboration with a local waste service. This eliminated the need for transporting hazardous materials off-site before final disposal, reducing risks and improving efficiency.
All work was carried out in full compliance with current asbestos regulations. The bonded cement sheets did not require air monitoring, as the work fell under non-licensed asbestos removal.
Every step of the process was executed in line with industry best practices.

The Results
The project was successfully completed, with all asbestos-containing materials safely removed and replaced. The restoration work resulted in a structurally sound and visually improved building that is now safe and fully functional for Mulgrave Estates to let out.
The stables, now reinforced with anti-condensation roof sheets, provide a safe and dry environment for animals, improving their comfort and wellbeing.
From an environmental standpoint, having an asbestos skip on-site minimised unnecessary transportation of hazardous waste, ensuring a more controlled and compliant disposal process. The team managed all logistics, including coordinating with the skip provider, to streamline the operation.
Most importantly, the client was extremely satisfied with the outcome. Mulgrave Estates now has a safer, more presentable property that aligns with their standards for rental and agricultural use.
